　　Synopsis概述

　　Since the introduction of REITs in Asia in 2001, REITs have help to transform and energise many property markets.  A secondary capital market was developed. Sale and Leaseback and Built-to-lease became attractive asset-light options available to corporate real estate practitioners。

　　自从 REITs 于 2001 年在亚洲诞生以来，REITs 已改善和盘活了许多不动产市场并发展了二级资本市场。从房产使用者的角度来看，售后回租和量身订造、以租代售已成为两种富有吸引力的轻资产企业运营模式。

　　Countries such as China,  though its domestic REIT market is not launched yet, the existence of foreign REITs with investment mandate in China have also made such asset-light options viable to corporate real estate practitioners in China。

　　虽然中国国内的 REIT 市场尚未启动，但在国外上市的REITs 有意在中国投资， 使此类轻资产运营模式同样适用于中国国内的企业，可以成为一个有效的选项。

　　This talk will give an overview on the modus operandi of a REIT (drawing relevance from Singapore REITs)， in particular Business Space/Industrial REITs, and implications for Corporate Real Estate practitioners in their pursuit of asset & capital light strategy。
